Here are the key takeaways:

   

1. The overall housing market is expected to gradually improve in 2022 – KL & Selangor residential took a dip in 1Q 2021 and thereafter remained stable with marginal upticks towards end of 2021. Since the first MCO in 2020, the segment affected most in terms of transactions decline is SOHO units, followed by service apartments. Generally, Malaysians are still on the lookout for property especially on landed schemes driven by COVID-19 and lifestyle changes. Moving forward post COVID, the residential market will be buoyed by buyer demand on such requirements.

   

2. Rental yields outlook remain stable in 2022 – The expected yields for residential landed are in between 2.00 – 3.00%, and for residential high-rise, in between 4.50 – 6.50%.  Over the longer term, rental yield is expected to decline for residential landed as the value of property prices continue to pick up.

   

3. Price indicators are pointing to an ideal time for buyers to get into the market while it is still soft – Other key factors that buyers should consider before committing on purchases are affordability, location, accessibility, infrastructure, developer’s track record and sale packages.
